Premier Medical Office Phases I & II

A new, 514,000-square-foot medical office building on an 11.8-acre site was designed to host a multitude of primary care providers serving a comprehensive range of community health needs.

CHALLENGE

Significant challenges arose from the varied topography of the site and differences in building grade levels of up to 8 feet. This complexity required innovative design solutions to maintain compliance with the Americans with Disabilities Act (ADA) for accessibility throughout the site.

SOLUTION

TTL's design team skillfully navigated the topographical challenges by implementing a strategic grading plan that effectively managed a 13-foot elevation change at one entrance and a 5-foot drop at the other while still maintaining the walkable 2% grade limit set forth by ADA standards in the parking lot and surrounding site areas. Through thoughtful design and engineering, the team achieved the necessary balance between site constraints and regulatory compliance that allows for full accessibility for all community members.
