River Club Golf Course and Assisted Living
This project created a new golf course along the banks of the Red River with a design that supports both nine-hole and 18-hole rounds of play. The development also included a restaurant and an assisted living campus, making it a diverse, multi-use endeavor under Mixed Land Use District (MLUD) zoning.
CHALLENGE
The River Club Golf Course was planned on what once was farmland within a now-designated floodway. Development constraints were stringent to prevent the new facilities from altering the floodway, as both the golf course's associated restaurant and the onsite assisted living facility required careful design to remain outside the 100-year floodplain and within regulatory compliance.
SOLUTION
Understanding the critical nature of the site's floodway location, our team undertook comprehensive studies and coordinated with FEMA to appropriately elevate the golf course. By doing so, we kept the floodway from being altered by strategically placing the golf greens and facilities beyond the reach of the 100-year floodplain and offering protection against potential flooding. Additionally, the assisted living campus is pioneering for the region as the first to use the MLUD zoning. As managed successfully by our team, this demonstrated seamless integration of community and functional land use.
